Every site in the Treasure Valley is different — a wooded lot in the Eagle foothills, a flat parcel in a Meridian subdivision, a Boise infill site between two existing homes. We design and build for the specific land you own and the specific life you’re building on it.

Custom Home Design & Pre-Construction

We can work with your architect, recommend a trusted local designer, or take the lead on the design ourselves. Either way, we’re involved early — evaluating the site, talking through how you actually live, and building a detailed scope and fixed-bid budget before you commit to construction. The decisions made before ground breaks are what determine whether a build runs smoothly.

Site Work, Foundation & Structure

Excavation, foundation, framing, and weatherization — the parts of a home you never see but that determine how it performs for the next fifty years. We factor Idaho’s frost depth, soil conditions, snow loads, and the specific site’s drainage and exposure into every structural decision. We don’t take shortcuts on the parts that hold the rest of the house up.

Interior Build-Out & Finish

Fixed-Bid Pricing, Not Cost-Plus.

We build to a fixed price, scoped and agreed before construction. No open-ended hourly billing, no surprise change orders for things we should have caught up front, no “we hit something on the lot” conversations six months in. We do the diligence in pre-construction so the build doesn’t surprise either of us.

Owner-Led, Not Handed Off.

Your home is built by the person whose name is on the company. You have a direct line to decision-makers from the first site walk through the one-year warranty walkthrough. You’ll never hear “I’ll have to ask my project manager and get back to you.”

Built for Idaho.

Frost depth, snow loads, dry winters, hot summers, wildfire-prone foothills, and well water that’s hard on plumbing — we factor all of it into the build. Insulation specs, foundation depth, roof pitch, siding selection, HVAC sizing, water treatment — these aren’t catalog decisions, they’re climate decisions, and they get made differently here than in Phoenix or Seattle.

We meet, walk your land if you own it, talk through how you live, what you’re hoping to build, and the realities of the site and budget. No hard sell.

Design & Detailed Scope

We work with your architect or designer (or recommend one), develop the full design and finish package, and build a fixed-bid proposal so you know exactly what you’re investing before construction starts.

Pre-Construction Planning

Permits, surveys, soils reports, utility coordination, material orders, and a detailed build schedule. The phase most builders rush. We don’t.

Site Work & Foundation

Excavation, foundation, utilities, and weatherization, executed to a higher standard than code minimum.

Framing Through Finish

Structural framing, mechanical rough-in, insulation, drywall, cabinetry, tile, millwork, paint, and final fixtures. Daily communication, clean jobsite, one project lead.

Walkthrough, Move-In & Warranty

Final walkthrough, punch list, move-in coordination, and a written warranty. We’re available for the one-year walkthrough and beyond.

How Long Does a Custom Home Build Take?

Most Sage custom home builds run 12–18 months from groundbreaking to move-in, with 4–6 months of design and pre-construction before that. Complex sites, larger square footage, or long lead-time custom materials extend the schedule. We give you a realistic timeline before you commit and update you regularly throughout.

Do You Build on Lots We Already Own?

Yes — most of our custom builds are on lots the client already owns or is under contract on. If you’re still searching for land, we’re happy to walk lots with you and give you a builder’s perspective before you buy. Site selection has enormous impact on what’s possible and what it costs.

Can You Work with Our Architect, or Do You Handle Design In-House?

Both. We regularly work with architects clients bring to us, and we have trusted local designers we recommend when clients want a more integrated design-build process. Either way, we’re involved early — design decisions made without a builder’s input are the most expensive decisions in a custom home.

How Does Fixed-Bid Pricing Work on a Custom Build?

We do the diligence up front. By the time we hand you a contract, the site has been evaluated, the design is locked, the finish package is selected, and every line item is priced. The number you sign is the number you pay — barring genuine owner-initiated changes. This requires more work in pre-construction than a cost-plus contract, which is part of why we do it.

Do You Handle Financing or Construction Loans?

We don’t originate loans, but we work routinely with construction lenders across the Treasure Valley and can recommend local banks and credit unions our clients have had good experiences with. We provide all the documentation lenders need for draws on schedule.

How Far in Advance Should I Start the Conversation?

For a home you’d like to move into 18–24 months from now, today is a good time to start. Custom design, permitting, and material lead times mean the earlier we’re at the table, the smoother the build.
